By accessing our website, contacting us, or entering into any transaction, the customer (“Buyer/User”) agrees to be legally bound by these Terms.
1. SCOPE OF SERVICES
Unicare Developer is engaged in the business of:
Selling, marketing, and promoting residential, commercial, agricultural, and investment land
Assisting buyers with site information, pricing details, and transaction coordination
Facilitating documentation and registration support (where applicable)
The company acts as a developer, seller, or authorized marketer depending on the specific project.
2. PROPERTY INFORMATION & REPRESENTATION
2.1 All information including land size, location, price, layout plans, accessibility, infrastructure, approvals, and development status provided through websites, advertisements, brochures, social media, or verbal/written communication is indicative in nature and subject to change without prior notice.
2.2 Visuals, drawings, maps, and conceptual layouts are for illustrative purposes only and do not constitute a legal offer.
2.3 Buyers are advised to conduct independent due diligence, including verification of title documents, approvals, land use permissions, and local authority regulations.
3. OFFER, BOOKING & ALLOTMENT
3.1 Any inquiry or expression of interest does not constitute a binding offer.
3.2 Booking is confirmed only upon receipt of the booking amount and issuance of a written confirmation or allotment letter.
3.3 All allotments are subject to availability and company approval.
4. PRICING & PAYMENT TERMS
4.1 Property prices are subject to revision at the sole discretion of the company.
4.2 Payments must be made strictly as per the agreed payment schedule through authorized banking channels only.
4.3 All taxes, stamp duty, registration charges, and government levies shall be borne by the Buyer unless stated otherwise in writing.
4.4 Delayed payments may attract penalties, cancellation, or forfeiture as per the agreement.
5. CANCELLATION & REFUND POLICY
5.1 Cancellation requests must be submitted in writing.
5.2 Refunds, if applicable, shall be governed by the booking form or agreement to sell.
5.3 Administrative charges or deductions may apply. No interest shall be payable on refunds.
6. POSSESSION & DEVELOPMENT
6.1 Possession shall be handed over subject to full payment, completion of documentation, and required approvals.
6.2 Delays caused by force majeure events or government actions shall not attract liability.
7. LEGAL COMPLIANCE
All transactions are subject to applicable central, state, and local laws. The company shall not be responsible for changes in law or policy after booking.
8. BUYER OBLIGATIONS
The Buyer agrees to provide accurate information, adhere to payment schedules, complete registration timely, and not transfer or assign the property before registration without written consent.
9. INTELLECTUAL PROPERTY
All content including text, images, layouts, designs, and branding material are the intellectual property of the company and may not be used without prior written permission.
10. LIMITATION OF LIABILITY
The company shall not be liable for indirect losses, investment decisions, third-party delays, or market fluctuations.
11. THIRD-PARTY SERVICES
Any third-party services such as banks, legal consultants, or registration agents are independent, and the company shall not be responsible for their actions.
12. TERMINATION
The company reserves the right to terminate the agreement in case of breach of terms, non-payment, or provision of false information.
13. FORCE MAJEURE
Neither party shall be liable for delays or failure caused by events beyond reasonable control, including natural disasters, government restrictions, or legal injunctions.
14. GOVERNING LAW & JURISDICTION
These Terms & Conditions shall be governed by the laws of India. All disputes shall be subject to the exclusive jurisdiction of courts located in New Delhi.
15. MODIFICATION OF TERMS
The company reserves the right to amend these Terms & Conditions at any time without prior notice. Updated terms shall be effective immediately upon publication.
